Short Answer
152 questions, 4 hours, 75% on each portion. The Georgia salesperson exam is really two exams in one sitting: a 100-question national portion and a 52-question Georgia supplement. The portions are scored separately and you must pass both — they don't average. Ace one, flunk the other, and you're only retaking the one you flunked.

Two Exams in One Chair

The exam is computer-based, administered by PSI at test centers across Georgia. The national portion covers the real estate fundamentals every state tests — agency, contracts, finance, valuation. The Georgia supplement is pure Georgia: GREC license law and rules, real estate practice in Georgia (including BRRETA), and finance and closing.

Every question is standard four-option multiple choice — the weighted "select the BEST answer" format PSI uses elsewhere is reserved for the broker exam. Before the clock starts you get an on-screen tutorial (up to 15 minutes, doesn't count against your time), and during the exam you can flag questions, go back, and change answers as long as time remains.

Fun detail almost nobody mentions: not every question on your screen is scored. PSI may add one to ten unscored "experimental" questions — brand-new material being field-tested for future exams. They look identical to real questions, you'll never know which they are, and they do use up your clock. Practical upshot: answer everything like it counts, and if one question seems bizarrely hard, it might literally not count.

75% on Each Portion — No Averaging

The national portion and the Georgia supplement are scored separately, and you need 75% on each. Your score appears on screen the moment you finish, and a score report is emailed to you. If you fail, the report includes a diagnostic breakdown of your strengths and weaknesses by content area — and you only retake the portion you failed.

Georgia's best-kept secret: you get your license at the test center. Pass, and PSI can issue your license right at the test center shortly after — they say to allow 24 hours. Bring a completed Sponsoring Broker Statement if you want it issued active; without one it's issued inactive. Just don't sit on it: you have 12 months from passing to apply for your license, and after that you're retesting.

Exam fees are non-refundable and non-transferable, and you must test within one year of paying or the fee is forfeited. To keep your fee when plans change, cancel at least 2 days before your appointment. On exam day, arrive 30 minutes early — arriving late forfeits your registration fee.

After a fail, you can't rebook the same day, but the turnaround is fast: PSI's own example is a candidate who fails on Wednesday, calls Thursday, and retests as soon as Friday, depending on space. There's no lockout period and no attempt limit in the bulletin — just that $175 per attempt, which is its own motivation to pass early.

Prepare for Two Exams — Because It Is Two Exams

The most common Georgia mistake is studying national material hard and treating the state supplement as an afterthought. The supplement is shorter, but it's dense with Georgia-only law that national prep never touches — BRRETA, GREC rules, security deeds — and it has its own 75% bar. Give Georgia's own territory the respect it demands and the format works in your favor.
